Long-form reporting on how Brisbane roofs are cleaned, pointed, coated, insured and lived with after the crew leaves the ridge.
The old Brisbane sites sold driveway high-pressure cleaning beside the roof because the house is seen as one thing. Fascia, barge, eaves and the path are not extras. They are where the roof’s water finishes its work.

A coating can make a sound roof shed more cleanly. It cannot turn a failed valley, a wet chimney or a sweating ceiling into a waterproofed idea. Tracing is how you stop arguing with the wrong surface.
Dean Harcourt · 25 August 2025
The membrane is the part of a restoration you can see from the street. Water leaves the house through the parts a cheap quote hoped you would not look at.
Tom Birtles · 11 August 2025
Access, falls, hips, valleys and solar arrays decide a restoration as much as the tiles do. A two-storey inner-suburban Queenslander is not a low-set brick veneer with extra ladder, and the diary should not pretend otherwise.
Tom Birtles · 4 August 2025
South East Queensland does not have four polite seasons. It has a storm season, a leaf-drop argument, a dry stretch that turns dust into grit, and a short window when you can still see what last summer did.
Asha Varghese · 28 July 2025
True slate is rare in Brisbane. Mixed roofs are not. Tile against tin, an extension from another decade, a valley that has to speak two languages — one membrane cannot treat the lot, and pretending otherwise is how both materials fail.
Lila Nguyen · 21 July 2025
Townhouses and units in Brisbane share more than a colour. They share common property, access through lots, and an AGM that can turn a membrane into a debate about ten opinions.

Cut-edge rust, tired screws and abused silicone are the real metal-roof conversation in Brisbane. A respray can be cosmetics. A sheet that has gone at the lap needs replacing, not another film.
Patrick O'Shea · 7 July 2025
A newly coated Brisbane roof is not finished when the trailer leaves. It is finished when it has cured, taken a real storm, survived the first later trades, and shown you where the work was honest.
Patrick O'Shea · 3 July 2025
Fired clay on a timber house is character, weight and a different set of rules. Brittle Marseilles profiles, a gentler clean, and the question of whether to coat at all sit at the centre of the inner-suburban roof.

A membrane system is a chemical product with a batch, a data sheet and conditions. A spoken “ten-year warranty” is none of those things until someone writes the numbers down.
Tom Birtles · 16 June 2025
From 1970s and 1980s estates to the last brick-veneer crescents, concrete tiles are the ordinary Brisbane roof. They are porous, they fade, they lose corners, and they can still be restored if you can match a profile the yard stopped making.
Tom Birtles · 9 June 2025
The honest choice is not a colour chart against a new roof brochure. It is remaining life, energy, insurance and the street, weighed without a fake number on the verandah.
Tom Birtles · 2 June 2025
A membrane cannot resurrect rotten battens, a collapsed valley or a roof that is already moving. Some Brisbane houses need a different sentence — replacement, structural work, or a refusal to paint over a leak.
Meredith Keane · 26 May 2025
The old Brisbane restoration sites were written by people who climbed. The modern verandah conversation is often written by someone who will never see the ridge. Here is how to tell those two visits apart.
Meredith Keane · 19 May 2025
A roof membrane is a film with a thickness, a weather window and a batch number. Thin paint on a Brisbane tile is a colour. The old trade specified a sealer and two heavy acrylic coats because the climate does not respect a stain.
Asha Varghese · 8 May 2025
Between October and March, Brisbane roofs are in a climate that does not forgive a rushed coat. Dew points, afternoon cells and the radar on a supervisor’s phone decide more jobs than the colour chart.
Meredith Keane · 2 May 2025
After a Brisbane storm, restoration sits in an awkward place between like-for-like, betterment and a cash settlement. Insurers have reasons to prefer replacement. Owners have reasons to ask for the scope in writing.
Patrick O'Shea · 28 April 2025
Ridges fail before tiles do. Flexible pointing, a bed that still has sand in it, and a crew willing to lift the caps are the difference between a restoration and a membrane stretched over a joint that will walk in the next storm.
Dean Harcourt · 21 April 2025
Most Brisbane roof tiles are not asbestos. The sheets, linings, old backing and dust around them sometimes are. The competent response is neither panic nor a grinder.
Lila Nguyen · 18 April 2025
Brisbane roofs fail in the sun as well as the storm. Solar absorptance, attic heat and the new pale tints are a materials problem, not a colour-chart romance.
Asha Varghese · 14 April 2025
A pressure washer is a tool, not a personality. On Brisbane tiles the difference between a clean roof and a broken one is PSI, distance, the clay or concrete under the nozzle, and whether anyone thought about the gutters and the solar glass.
Tom Birtles · 2 April 2025
Fall arrest, temporary anchors and edge protection are not optional extras on a two-storey Queenslander. They are the difference between a restoration and a cheap quote that has already decided whose body will pay for the saving.
Dean Harcourt · 31 March 2025
Green on a Brisbane roof is not a colour choice. It is a living film that holds water, lifts pointing and tells you which pitches never see a decent afternoon of sun.
Patrick O'Shea · 28 March 2025
A warranty on a Brisbane roof is only as real as the workmanship, the product batch and the things you are told not to do. The first serious cell is the audit.
Dean Harcourt · 17 March 2025
The old trade sold a tidy sequence and a two-to-three-day finish. On a real Brisbane roof the order still holds, but the weather, the timber and the last crew's shortcuts decide whether it is honest work or a brochure.
Meredith Keane · 12 March 2025
The morning after a Brisbane hailstorm is when evidence is either kept or lost. Tiles, metal, tarps and a refusal to respray wet roofs matter more than the size of the stones on the lawn.
Asha Varghese · 3 March 2025
A Queensland Building and Construction Commission licence is not a personality endorsement. It is a legal threshold, a searchable record, and the first fact a Brisbane homeowner should check before anyone sets a ladder against the fascia.
Dean Harcourt · 24 February 2025
Afternoon cells, wind-driven rain and a sudden drop in temperature do more to a Brisbane roof in twenty minutes than a month of ordinary weather. Here is how the punishment actually works.
Asha Varghese · 18 February 2025
A Brisbane roof quote is a specification disguised as a price. If the line items are missing, the number is not a bargain. It is a blank.
